Home Inspection Services

Rick and Sean Caulfield are experienced construction professionals and will prepare your Home Inspection Report with easy-to-read details on:

  • The condition of every major component from the roof to the basement
  • Major and minor deficiencies that may affect the value of the home
  • Any major expenditures immediately necessary, and expenditures that will be necessary in the future
  • What to watch out for in owner installed improvements that may not comply with standards of the industry. 
  • Helpful home preservation and maintenance tips
  • Safety concerns are a major part of the inspection and listed separately on the report

Rick and Sean will review the detailed report with you before leaving the site to make sure you understand everything and answer any remaining questions. This report is made available only to the client unless otherwise is agreed upon prior to the inspection. 

Pre-Purchase Inspection

A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. Upon completion a report will be distributed to you.

Pre-Sale Inspections, Property Condition Report

A pre-sale inspection can be a valuable tool for the seller and their real estate professional. Having the knowledge of the condition of the home  prior to listing, the seller and real estate agent can properly disclose any issues that exist and preclude the prospective purchaser from using them as a negotiating point. By having a Property Condition Report available to prospective buyers you effectively remove their negotiating ability when the home is inspected by the purchaser's own Home Inspector and these issues are reported. Owner can also elect to repair or replace any deficiency at a cost that is under his or her own control and schedule, rather then negotiating the selling price of the home based on the purchaser's "estimated value" of the repair. Please see paragraph below on Private Well Water inspections if you are in Westchester County and your water is provided by your own well.

New Construction Inspections

New construction inspections are performed at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder's policy. The inspection should be scheduled just a day or two before your final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection a completed report will be distributed to you. 

Pre-Warranty Expiration Inspections

Warranty inspections are performed during the 11th month of your 1-year Builder Warranty.  The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas.

Radon Inspections

Manor Inspection Services, Inc. is affiliated with RTCA, Radon Testing Corporation of America, a New York State certified lab, and has been trained in the proper testing and collection of information necessary for the laboratory to produce a report that accurately reflects the radon levels in the home. We use dual canister testing principals and have access to Electret Ion Chamber Technology, the state of the art testing equipment approved and recognized by the EPA as the most accurate method of determining radon levels in the home.

Please let us know in advance of the inspection date if this service is requested. We will have to re-enter the home several days after placing the canisters or the Electret Chamber to retrieve them.

Private Well Water Inspections

New Westchester County regulations adopted in 2007 state, 

707.03. Water Testing Requirements Upon Sale of Real Property.

A. Upon the signing of a contract of sale for any property within Westchester County served by a private well, the seller of such property shall cause a water test to be conducted in the manner established, and for at least the parameters required, in this Chapter.  The seller shall arrange and pay for the cost of this testing, and, within ten (10) days of the execution of the contract, provide the purchaser of the property with confirmation that the test has been ordered. 

Manor Inspection Services works with Yorktown Environmental Laboratories and trained in the collection of private well water samples for testing of Coliform Bacteria outside the county of Westchester NY. This testing does not fulfill the requirements of the Westchester County Law.

Septic System Inspections

This service can be provided using a licensed septic service company that will perform tests on the system including the tank and fields. This service requires pumping the tank and may include video taping of the underground piping if requested.
